How I Approach my Work

I work primarily with home sellers, and my husband and partner Fred works primarily with home buyers - together we make a perfect team. Though I do love working with first-time home buyers—it's so gratifying to see first time buyers on their way to the financial independence that home ownership can offer.

My background is in marketing and research - I like to understand the data behind market forces. The real estate market fluctuates constantly, like a boat on the water, and I know how quickly the deck can shift under your feet. I rely on fact-based research, not off-the-cuff opionions, to assess the market. I think it's irresponsible to quote a price off the top of my head without doing the research first.

But data is only part of the equation. Sometimes the best reason to have a real estate agent is so there's a neutral third party in negotiations - never underestimate how emotional the process of selling or buying a home can be! I am sensitive to those emotions and to the underlying need behind them—knowing the problem is halfway to solving it. My job is to hear my clients' concerns and to turn, calmly and professionally, and address those concerns with the other side.

I truly believe in finding win/win solutions. My good reputation within the real estate community directly benefits my clients—when other agents look forward to working with me they also look forward to working with my buyers and to showing my listings. My goal is always to have a happy and contented seller and a happy and contented buyer at the closing table.

Real estate agents are essentially limited-use attorneys with the responsibility to act in their client’s best interests, to keep conversations confidential, and to understand our contracts inside-out and backwards. I want to ensure that my clients understand the process, the strategies, and the costs involved in buying or selling a home.

But beyond those basics, buying and selling a home is a life-changing event. I am here to make sure my clients have the information and understanding they need to make educated decisions. I know real estate, my clients know their lives. Together we can find the best path to achieving those life goals.

My History

Fred and I have been working together selling real estate in the Salt Lake valley for 25 years. I have taught pre-licensing classes in Agency and Marketing for Stringham Real Estate School. I've been ranked in the top 100 agents for volume of sales in the Salt Lake Board of Realtors for the last 11 years. In 2015 I was ranked 33rd for the number of closed sales in Salt Lake and Davis Counties, combined. I was awarded the 2016 Platinum Hall of Fame award by the Salt Lake Board of Realtors for sales performance, industry and government affairs service, and commitment to education.

How I Approach my Work

I work almost exclusively with home buyers.

I enjoy having buyers in the car and accompanying them as we visit prospective homes. I like being able to inform my clients about construction techniques and areas of concern. I really enjoy the process of negotiating on their behalf to get the home they want.

I have over 40 years of experience in construction and the trades, both personally and as a supervisor for renovation and restoration projects. I've worked as a roofer, plumber and electrician; done extensive restoration projects with historic homes; and have supervised multiple construction projects. I bring this experience with me to every home I see.

I prefer to open the door and let my clients decide whether or not this home is the one. While my clients browse through the kitchen, explore the layout, and enjoy the view I am looking critically at the home for areas of concern which may not be apparent to the casual observer.

I am the middle son - I got an early start in training as a negotiator. I pride myself on being a great listener. I strive to understand what my clients are looking to achieve, then make every effort to get it for them. My style is seldom confrontational, though I don't in any way shy away from difficult conversations. I have a clear vision of how to achieve my client's goals, which gives me firm ground on which to stand during negotiations.

If you have a good read on a seller's motivations then negotiations are usually pretty straightforward. It should never by an emotional firefight - I want to get what I'm negotiating for and walk away with a glad handshake from the other side.

With 35 years of experience in buying and selling real estate, both personally and with clients, there's not a lot I haven't encountered. I pride myself on being an extremely capable person. I'm the guy you want with you to help you find and get your dream home.
